Some of the factors include: local amenities, home prices (especially since the drop in prices after the recent housing bust) and the percentage of population over the age of 50. NEWS BYTE: CONGRESS EXTENDS HOMEBUYER CREDIT

On Nov. 5, 2009, President Obama is expected to sign a bill by Congress that extends and expands the first-time homebuyer tax credit to homes under contract before May 1, 2010. That credit, equal to 10% of a home's purchase price, remains capped at $8000 for first-time homebuyers, but income limits have been raised.

Congress also approved an expansion of the credit to allow homeowners who have been in a principal residence for at least five of the last eight years to claim a tax credit of up to $6500 if they sell that home and buy another.

This provides an incentive not only for entry level, but move-up buyers. So now there are even more good reasons to buy real estate, on top of the historically low interest rates and the low prices of homes, many cut by even more than 50% off the peak prices the homes could have fetched in 2005.

The end result of this is that there are muliple offers, sometimes over 20, on some of these great bargains. Therefore most of them are selling at about the listing price or OVER the list price, especially on properties priced at under $200,000. Therefore, you need to move quickly and aggressively to get a desirable, foreclosed property.
